Latest plans for 26-storey tower block overlooking Castle Park

The latest plans for a 26-storey tower block in Castle Park have been revealed.

Groupwork and McGregor & Coxall won a design competition in March where they proposed two buildings, one 26-storey and the other nine-story, with private sale units and a mixed-use ground floor.

Now the plot of land overlooking Castle Bridge has been listed on Rightmove, where estate agents Avison Young says it is seeking a delivery partner on behalf of Goram Homes – Bristol City Council’s own house-building developer.

It states that the development would be connected to Bristol’s Heat Network, and has a “sustainable vision”, with a pre-planning application already submitted and a design team in place.

The listing reads: “On behalf of Goram Homes, Avison Young is seeking a delivery partner for their site at Castle Park. The site is a waterside, high-density development opportunity in the centre of Bristol with potential for private market sale, build-to-rent and affordable Housing.

“Goram Homes is seeking a partner with the expertise to deliver this highly sustainable, landmark development overlooking the Feeder Canal (sic), next to the historic Castle Park and within walking distance to transport hubs and all the comforts of the city centre.”

There is no price advertised on the listing but the size of the plot is stated as 27,007 square feet.

The designers’ proposal for modular mixed-use housing development with 190 homes is that of a carbon negative scheme and defeated 37 other bids.

The judges felt the winning team had the “confidence, expertise and experience to bring the site to completion, forming a strong team with Goram Homes”.

When the designs were selected, Bristol Civic Society said: “We were impressed by the quality and inventiveness of the schemes and by their green credentials and particularly by the low embodied carbon of the winning scheme. However, we had concerns about heights in terms of their impact both on views and on the park itself, and in terms of over shadowing.

It would rival what is currently Bristol’s tallest building, Castle Park View, which is the same height.

The homes, which would be above a water source heat pump currently being built on the site of a former council depot, will be the first to be built in Castle Park since the Blitz.
