New vision for Za Za Bazaar site

No sooner had one proposal for a new Harbourside office block landed than another was unveiled.

Commercial property developers CBRE have revealed plans to replace the U Shed building that is currently home to Za Za Bazaar and BSB bar with a taller structure.

The new building would host office space for up to 1,000 workers, as well as shops, restaurants and bars on the ground floor. It is not yet clear whether the existing businesses would be part of the new plans.

Designed by Clifton-based architects Stride Treglown – the team behind Filwood Green Business Park and phase three of the Paintworks development – the proposal would see the existing high-ceiling first floor divided into two floors and an additional upper storey added, which would be set back to reduce visibility.

CBRE say their proposal represents much-needed investment in the prominent location by Pero’s Bridge and includes plans to transform the public realm behind U Shed to “create a safe and attractive space”.

Their announcement comes just as the latest plans for Waterfront Place, comprising new offices, shops, restaurants and bars, have been revealed for the nearby plot between Lloyds Amphitheatre and the historic buildings along Bordeaux Quay.

CBRE say they want to replace the current 1990s building on the corner by Pero’s Bridge with one “fit for this high profile location”.

The company is seeking feedback before submitting a formal planning application.

On a website detailing the proposals, CBRE says: “Our proposal would see major improvements to U Shed and the public realm around the building. It would also bring significant new spending and more choice of places to eat and drink for local, national and international visitors.”
