Plans for student accommodation on empty site by M32
Plans to build a new accommodation block to house 101 students and additional office space on an empty site by the M32 have been revealed.
Developers behind the proposals say they want to make best use of the derelict land on Newfoundland Road in St Paul’s, claiming it is “too constrained for family housing but highly appropriate for students”.
Godwin Developments have launched a consultation on the plans for a seven-storey purpose-built student accommodation block and ground-floor office space on the site next to the Shell petrol station prior to submitting a planning application.

The proposed development would stand at the same height as the recently-built Moxy hotel further up the road on Newfoundland Circus.

Matt Chandler, managing director of Godwin, which has offices in London, Birmingham and New York, says: “Godwin has been seeking to invest in Bristol for some time and hence we are pleased to share proposals for our first scheme on Newfoundland Road with the community.
“Our aim has always been to make the best use of this prominent site, which is too constrained for family housing but highly appropriate for students.
“St Paul’s is a unique area with a thriving community. We, therefore, want to protect family homes here from conversion into houses for student occupation while also improving and positively contributing to this part of the city. We are confident that our proposals would provide much-needed dedicated housing for Bristol’s student population and support the climate resilience and economic growth objectives of the city.”
The company is holding a public consultation until February 4, with a public information event taking place on Monday, January 22 at St Paul’s Leaning Centre on Grosvenor Road from 4pm to 7.30pm.
The proposal is for a car-free development, which Godwin bosses say will include sustainable elements such as air source heat pumps, solar panels and passive design.
