I can understand why the Council would want to maximise the return on its land....but I don't agree with this project: 1. Demand for camping is likely to increase and thus the Council could reasonably increase rates at the caravan park to increase investment return. 2. UK property prices are at a cyclical high and by the time this project is finished, prices and demand could be substantially lower. Just look at Evergrande and the Chinese property market to see how quickly things change when sentiment changes. 3. As for the Councils commitment to build affordable homes on this land....affordable by whose measure? Putting the sort of low cost housing that Bristol needs alongside 'penthouse luxury flats' is a recipe for commercial disaster 4. You only need to look at what happened to Bristol Energy to understand that councils are best left to run local services and NOT dabble in setting up property or energy companies and the like. Leave that to the experts. It would make more sense to be building caravan parks to meet demand. Take a look at whats happening on the Downs.....the vans are spreading out to neighbouring roads. A drive around Cotham, Redland and Clifton illustrates that this trend of van living in not limited to poorer parts of Bristol. When Bristol City Council starts selling off historical landmarks like the Caravan Park and Bristol Zoo to build houses, its a good indication that we are near the top of the housing market. I've got to go....my new investment advisor (the Deliveroo driver) just advised selling everything and borrowing some extra money to buy Bitcoin.

Apart from the loss of another publicly amenity site to provide housing in an already crowded inner-city, I note that a building company which doesn't seem to be very well regarded in the few reviews I have found, has won the contract: https://uk.trustpilot.com/review/www.hill.co.uk. I also note that they are based in Essex, so the undoubtedly large profits to be made out of the development will not be kept in the West Country.

I believe that is the only mobile caravan site within Bristol and certainly the only one offering sites for visitors to the City... I believe they have waiting lists and full occupancy. So I wonder where BCC proposes they relocate them. As a single option within a City wide housing plan... Look around you and you will see our streets gradually filling with caravans, motor-homes and converted vehicles where Bristol's more creative homeless live. we can not afford to just let it go to make a quick buck building even more unaffordable waterfront properties.
